As I’ve previously said, I feel that 1-bed basement flats are hugely underrated!

In London, as well as other historical major cities, first floor flats are incredibly popular, thanks to their high ceiling heights and vast proportions, and basement/ lower-ground floor flats are often way down the pecking order…

1-bed basement flats are great because:

1) You often get your own front door and you have a lot more privacy.

2) You get more for your money and you sometimes get more space than you would get on higher floors.

3) They are great value for money, in particular when compared to the much sought after first-floor flat in period properties.

4) Lower ground flats can come with a garden, be it a patio garden or a grass garden, and a lot of the time, these gardens are private.

So, knowing this, where are 5 great locations to think about when looking into buying a basement or garden flat?

  • Central location.

  • Close to London landmarks.

  • Great schools, like St Peter’s Eaton Square, Pimlico Academy, Millbank Academy and Pimlico Primary.

  • Great transport links, including Westminster station, St James’s Park station and Victoria station.

  • Great value for money when compared to nearby St James’s and Belgravia.

Pimlico

  • Beautiful garden squares.

  • Great value for money when compared to nearby Belgravia.

  • Pimlico is becoming a more popular area with families.

  • The most sought-after schools include: St Peter’s Eaton Square Church of England, Pimlico Primary, Millbank Academy, Pimlico Academy and The Grey Coat Hospital Church of England.

  • Great transport links with Pimlico station and Victoria station both nearby. Victoria station (the main line station) has trains to Gatwick Airport and Brighton.

Chelsea

  • One of London’s most exclusive areas.

  • Famous for the King’s Road.

  • Superb schools nearby, including: Halcyon London International School, Francis Holland School and Abercorn School.

  • Great transport links to and from Marylebone station.

Bayswater

  • Has received tremendous investment - prices will increase over the next few years - and is currently undervalued in terms of prices compared to nearby Notting Hill and Marylebone.

  • Borders Hyde Park.

  • Beautiful garden squares.

  • Incredible transport links, including: Lancaster Gate station, Queensway station, Bayswater station, Royal Oak station and Westbourne Park station all nearby.

  • Great schools nearby, including: Holland Park School, Notting Hill Preparatory School, Bayswater College, Pembridge Hall School and Wetherby School.

These 5 areas do vary greatly in price and price/ sq ft, but they all offer superb local amenities, great transport links and local school and are genuinely nice areas in which to live.
