Pros And Cons Of Living In A 3-Bed Penthouse
A lot of 3-bed properties that are on the top floor of a building are called a ‘penthouse’ by estate agents.
However, many estate agents still call 3-bed properties that are not true penthouses, ‘penthouses’…
A true 3-bed penthouse covers the width of the building and is on the top floor.
They often have private roof terrace(s), which is/ are only accessible from that flat.
Sounds pretty incredible, right?
Let’s have a look at the pros and cons of 3-bed penthouse flats and penthouse living…
Pros:
Prestige
Owning and living in a 3-bed penthouse does hold a certain level of prestige.
They are popular and are seen as the crème de la crème of 3-bed flat ownership and flat living.
If you own the 3-bed penthouse in a luxurious building, you’ve done incredibly well…
2. Outlook
3-Bed penthouse flats offer the most incredible views - especially in the centre of a prime city, such as London.
Some of the 3-bed penthouse flats next to Hyde Park offer the most stunning views in the entire world…
Large windows, as well as a private roof terrace, can add to this feeling and sense of being on top on the world…
3. Private Lifestyle
A 3-bed penthouse offers an outstanding level of privacy…
There is no-one living above you for a start.
The lift in the building often goes straight into your 3-bed flat and you will need to use a code that is unique to your flat or a keycard/ key to be able to get to your floor.
Alternatively, you may have a private lift that is exclusively for you and your penthouse.
4. Luxurious Living
Penthouses are typically the most luxurious of all of the flats in the building.
They are the most expensive and will hold a premium price tag…
The reason or this is that the penthouse can often be the developer’s profits. Or, at least the majority of the profits for the developer are in the sale of the penthouse (the rest of the flats or the majority of the other flat sales make the developers and investors their money back)…
Luxury fixtures and fittings are the norm for penthouses and some bedrooms within penthouses have the most beautiful outlooks.
“Penthouses are typically the most luxurious of all of the flats in the building.”
Cons:
Rare
Due to the fact that a true 3-bed penthouse is across the entire floor of the top of the building, they are rarer to find.
Due to this, along with the other reasons (stated above), they command a premium price.
2. Price
3-Bed penthouses typically command at least a 10% premium compared to other 3-bed flats simply for being the floor above.
In some cases within Prime Central London, they can command a price premium that is far greater than just 10%…
3. Lift
Having a lift that is exclusive to your penthouse is great…
However, if your potential 3-bed penthouse flat has a keycard, whereby you use the lift with others but you have exclusive access to your flat, then the wait to get to your flat can be relatively long…
4. Weather Dependent
Now, living in London, as an example, is not exactly the warmest and sunniest of climates…
If you have bought your 3-bed penthouse to have access to your private roof terrace, you could well be disappointed with the lack of use that you may get from it throughout the course of the year…
Have any of these pros and cons either made you want to live in a penthouse flat or have they put you off wanting to buy and live in one?
