Buying A 3-Bed London Home Near A School

For parents with school-age children, making the leap to a new 3-bed home and school is usually a really stressful time…

Timings

Timing is everything for families that are targeting a September school start.

Regardless of whether you’re looking to buy a 3-bed home near to an excellent school in the suburbs or you’re looking to move to a 3-bed flat or townhouse in the heart of central London, schools are at the top of the lists of ‘wants’...

If you have children at a current private school in London, you must give early notice at your current school, or you may well pay double tuition come September! Not an ideal start to the schooling year!!

Home hunters, when schooling is involved, often have until May at the latest to secure a 3-bed home due to schooling term times.

“In an ideal world, I’d choose between 2-4 schools to target, preferably within close proximity of one another!

Firstly, this will concentrate the hunt for your next 3-bed home to a smaller area, which will be a big help to you!

Secondly, it should ensure that you’re within a maximum of a 20-minute drive to and from the school.”

Boarding Schools

Does sending your child to a boarding school mean that you can live in a different city or even country or continent?

Of course you can!

However, boarding schools in London are becoming more ‘accessible’ than ever - meaning that you can often have you child or children home for the weekend and you can always watch sporting events and events throughout the calendar year.

Would you really want to miss those?

Distance To The School

I’m often asked '“how many schools should I look at when searching for my child’s next school?”

In an ideal world, I’d choose between 2-4 schools to target, preferably within close proximity of one another!

Firstly, this will concentrate the hunt for your next 3-bed home to a smaller area, which will be a big help to you!

Secondly, it should ensure that you’re within a maximum of a 20-minute drive to and from the school.

A longer commute may seem like a sensible choice, in terms of buying your next 3-bed home, but a 20-minute commute to and from school seems to be the ‘sweet spot’ for commuting, both for family and child!

Always start the search for your next 3-bed home by focussing on the location of the school first, instead of focussing on the location of the home first…
