Kensington Vs Chelsea: Property Pricing
Kensington and Chelsea are two of the most sought after areas of London, but which is more expensive, in terms of recent sold prices?
For the purposes of this article I’ll refer to Kensington using the W8 postcode (part of Kensington is also in the W14 postcode, but prime Kensington is typically considered to be W8) and I’ll refer to Chelsea using the SW3 and SW10 postcodes (most people associate SW3 with Chelsea, however, roads such as The Boltons, The Little Boltons and Harley Gardens are located in the SW10 postcode).
The 10 most expensive sold prices (recorded sold prices - on the open market) over the course of the last 12 months in W8, SW3 and SW10 have been:

1. Upper Phillimore Gardens, W8 - 8 bedroom freehold house - £28,000,000.
2. Hans Road, SW3 - Block of flats - £23,950,000.
3. Brompton Square, SW3 - 6 bedroom freehold house - £22,000,000.
4. Shawfield Street, SW3 - 5 bedroom freehold house - £18,000,000.
5. Yeomans Row, SW3 - 5 bedroom freehold house - £16,950,000.
6. Egerton Crescent, SW3 - 5 bedroom freehold house - £15,950,000.
7. The Little Boltons, SW10 - 7 bedroom freehold house - £15,500,000.
8. Egerton Crescent, SW3 - 4 bedroom freehold house - £14,350,000.
9. Thornwood House, W8 - 5 bedroom freehold house - £12,750,000.
10. Hillsleigh Road, W8 - 5 bedroom freehold house - £12,500,000.
So, looking at the list above W8 has 3 sales in the top 10, SW3 has 6 sales in the top 10 and SW10 has 1 sales in the top 10.
Does that mean that SW3 is the most expensive of the three postcodes?
