Is Kerb Appeal Why Your 3-Bed Property In London Hasn’t Sold?
Kerb appeal is often undervalued by sellers and some agents alike when it comes to selling a 3-bed property in London…
Many sellers think that leaving their 3-bed London property ‘as is’ is fine in the majority of the cases, but it can result in far less interest from the online portals!
What are some simple changes that can be made to potentially improve the kerb appeal of your 3-bed London home?
Front Exterior/ Front Garden
One of the easiest ways to immediately improve the kerb appeal of your 3-bed London home is to make the front of the property, whether it be the actual exterior of the home or the front garden/ front patio, as clean and beautiful as possible.
Maintaining and improving your front garden is really easy and doesn’t take much time at all!
Tasks such as neatly trimming hedges and bushes, getting rid of moss/ weed, power washing to remove dirt and stains from any patio areas or paths, as well as replacing any cracked or broken patio/ paving stones are all quick and simple and will add to the general appeal of the property on first sight, which is crucial when it comes to selling a 3-bed home!
In terms of a dedicated front garden, having aspects such as well cut grass, attractive flower pots, hanging baskets and plants and a well placed and nicely painted bench will add to the visual appeal of the home, too.
“Remember that potential buyers make a decision on whether they like a home incredibly quickly and the entrance and front door definitely plays a role in that!”
Entrance/ Front Door
The entrance and front door to a 3-bed property really helps set the tone for the rest of the house and gives a hint of what may be hidden behind it - the smarter and prettier the door, the higher the expectations!
The front door itself is often undervalued by home sellers in terms of importance when they are looking to sell their home.
Remember that potential buyers make a decision on whether they like a home incredibly quickly and the entrance and front door definitely plays a role in that!
The good thing is, is that it’s not a difficult job.
It can often simply take a quick paint job and getting rid of any rust on the handle or hinges to make a big difference to the appeal of the front door.
Exterior Brickwork
Ensuring that the exterior brickwork looks as clean and appealing as possible is important and cleaning them can make a big difference to begin with, as well as fixing any chipped bricks.
Brick tinting is always an option, which is where you blend any reclaimed bricks in with the existing brickwork to make it all look like uniform.
You do not need to apply for planning permission if you want to paint your house, even if it’s in a conservation area.
However, if your 3-bed house is a listed building you will need listed-building consent if painting your house affect the original character. This is also the case if you only paint your front door.
The Town and Country Planning Act of 1990 does give local planning authorities the authority and power to serve a notice, requiring owners to change the colour of exterior brickwork if the authority believes that it adversely affects the surrounding area.
Basically, don’t paint your 3-bed property a garish colour, as it may not be welcomed!
Painting Windows
Painting/ repainting windows is a cheap option, but it can make the house look smarter and ‘neater’…
An even simpler job (and cheaper job!) is to wash any dirty windows that you may have.
Fix Fences
If your 3-bed London property has a garden, make sure that any fences are fixed and if they need to be repaired, repair them!
A broken fence can really leave a bad taste in a potential buyers mouth, so seriously consider fixing any issues that you have!
The vast majority of these jobs will take anywhere from a weekend to sort to two weeks to sort.
This is hardly any time at all to add some visual appeal to your property and help it to stand out on the online portals as well as in person!
