It is what you feel comfortable offering and you don’t want to offer any more…

You won’t regret it if you lose the 2-bed flat to someone else because you have two other options…

Quite a few days may pass before you hear from the estate agent with regards to your offer.

The seller won’t want to seem desperate…

The sell won’t want to make it seem like they really want to sell the 2-bed flat, even at a heavily discounted price.
