Where Is Prime North London?
Prime North London (PNL) is a genuinely sought-after part of London because it offers more ‘bang for your buck’ (bang for your great British pound?!) than Central London …
PNL also offers an arguably grassier and greener lifestyle than Prime Central London (PCL) does, yet it is still within commuting distance of the city centre.
PNL is similar to Prime West London in that it offers home buyers a much calmer and much more of a village type atmosphere than PCL does.
You also get more for your money in PNL than you do in PCL…
PNL consists of:
St John’s Wood,
Regents Park,
Primrose Hill,
Belsize Park,
Hampstead,
Highgate.
Families are often seen buying flats in PNL because of fantastic local schools and a lovely atmosphere in which to bring up children.
Locals also tend to stay in PNL for at least 5 years because they find it an easy area in which to settle down.
Some of the most expensive properties in North London are situated in Hampstead.
It has been said there are more millionaires in Hampstead than any other area in the UK.
Although, with Mayfair, Belgravia, Knightsbridge and many other other PCL hotspots around, I’m never quite sure when I read that fact.
You will typically pay £1700 and upwards per sq ft for a prime property in a prime road in Hampstead…

One area that is one to watch, and has been for a number of years in PNL, is Islington…
Islington is located just over 2.5 miles to the east of Regent’s Park.
The reason that I say it is ‘one to watch’ even though it has been on the radar of people buying their dream home for a good few years now is because prices have already shot up, but they are not quite (and I mean ‘quite!) at the same price per sq ft for a prime house on a prime road in one of the PNL locations seen above.
Another area that has always flirted with being part of PNL is Maida Vale and, in particular, Little Venice.
Maida Vale area is largely dominated by mansion blocks and this could be part of the reason why it has not hit the heights of next door St John’s Wood and other PNL areas quite yet.
One of my favourite streets in all of London is Church Row in Hampstead.
The three most recent 3-bed flats that sold on Church Row in were in April 2020, June 2015 and September 2011 for £8,000,000, £2,995,000 and £1,235,000 which puts those properties at a price per sq ft of under £775/ sq ft and above, which is remarkable when compared to the price/ sq ft in more central locations, such as Mayfair, Belgravia and Knightsbridge.
When you compare this price per sq ft to Mayfair as well as the lifestyle that Hampstead and other PNL locations offer potential buyers, it is easy to see why home buyers are buying homes there.
