It is why I am surprised that well proportioned 2-bed garden flats (typically a ground/ lower ground floor flat with a private garden) are not more popular…
However, they aren’t, meaning that they sell for considerably less than a similarly sized flat that’s one or two floors above it!
Balconies and terraces are increasingly popular with potential home buyers because they offer private (typically they are private apart from a roof terrace!) outside space that is an extension of their flat.
What is the difference between a balcony and a terrace?
A balcony can be on any floor, including the ground floor.
Balconies are typically private, whereas a terrace can be either private or communal.
Terraces are usually far larger than balconies and are typically on the top floor of the building (a roof terrace) but can also be on the ground floor.
Why are they popular, though?
Well, they are popular because if you live in the centre of a city, take London as an example, then they give a potential 2-bed home buyer some much needed outside space where they can have breakfast, a morning coffee or relax in the evening with some drinks or even a book!
Others use their balcony or terrace (if it is big enough!) for exercise such as yoga or an exercise bike…
Others use their balcony or terrace as a green space in the form of plants…
If you have a private roof terrace it is common to turn it into what is essentially a roof garden.

Many new build 2-bed properties and flats have a private balcony and/ or a private terrace, which of course increases the value but also makes them more popular with those looking to buy a 2-bed flat.
