“Why is the seller selling?”

Why is this such an important question?

It all depends on urgency…

If a seller is selling because of the three Ds - death, debt and divorce - it may mean that they are keen to move on with their life/ lives.

If a seller is selling because they are looking to buy a bigger property with more land, then they may want and need to sell quickly so that they can move into their new home.

If a seller is selling because they want to see how much they can ultimately receive because they are merely entertaining the idea of moving/ selling their current 3-bed townhouse, then they will not be interested in selling for a lower price and quickly but will want to take their time and see what offers they receive.

Having at least a brief understanding of the seller’s timeline and motivation behind wanting to sell can really help when you are looking to buy your next townhouse.
