Where To Buy A 2-Bed Home In St James’s, London
St James’s, for me, is the best part of London in which to buy a 2-bed home, without question.
St James’s is quiet, discreet and elegant, and is like a hidden gem within Prime Central London and is arguably the best location in London…
Why do I say that St James’s is the best location in Central London?
Well...
To the north is Piccadilly and Mayfair.
To the east is Haymarket with all of it’s restaurants and shops, and the National Gallery and Trafalgar Square.
To the west is Green Park.
To the south is St James’s Park.
So, Mayfair is within a 3-4 minute walk from St James’s, you are surrounded by superb restaurants and shops (on streets such as Jermyn Street!), as well as some of the best members’ clubs in the world, and you are next to not just one, but two of London’s best parks!
What’s not to like…?!
I view St James’s as Mayfair’s more discreet neighbour.
Mayfair’s great if that’s the kind of lifestyle that you’re after… It is well known as being one of the most popular places in the world for people to visit and live - if they can - but it’s busy and is a place where people flock to, to socialise.

Property in St James's
Property in St James’s is expensive - and quite rightly so - and 2-bed properties here rarely come to the market.
There aren’t a huge number of 2-bed apartments in St James’s, so they generally command a premium when they do come to the market.
2-bed townhouses come to the market even less frequently than 2-bed apartments, so they command huge prices when they are sold!
Over the last 12 months - from February 13th 2022 to February 13th 2023 - a grand total of 7 properties were bought/ sold - and that’s properties with any number beds and any property type!!
That’s not a typo…!
If money was no object, I would buy a 2-bed townhouse in St James’s (or buy a number of flats and convert those flats into a single 2-bed townhouse!), or a lateral 2-bed apartment with views over Green Park or St James’s park, as I think St James’s is simply the best part of London in which to live
