This is because…

Lower ground floor flats can be dark…

Lower ground floor flats can have lower ceilings…

They are usually immediately deemed to be a last ditch option and are often not wanted by home buyers. 

However, I would genuinely actively encourage all 2-bed London flat buyers to have lower ground floor flats high up on their list of potential options…

The pros of lower ground flats include:

1) You have a lot more privacy and often get your own front door.

2) You sometimes get more space than on higher floors and you get more for your money.

3) Usually, they are great value for money, in particular when compared to the much sought after first floor flat in a period property..

4) Lower ground flats can come with a garden - a lot of the time, these gardens are private.

Obviously, 2-bed lower ground flats are not all sunshine and rainbows…

In addition to lower ceiling heights and the fact that they can be dark, they also don’t hold their value as well as first floor flats…

I do genuinely believe that buying a 2-bed lower ground floor flat with a private garden would be much more practical to a lot of home buyers than only looking at first floor flats with higher ceilings…
