Where Is Prime South-West London?

Prime South-West London (PSWL) is often popular with people moving from Central London (CL) that are after a much better price per sq ft as well as a typically greener environment.

PSWL is within commuting distance of the city centre typically by underground or on the odd occasion by overground train.

PSWL consists of:

Richmond,

Barnes,

Putney,

Wimbledon

Wandsworth,

Battersea,

Clapham.

Home buyers with young children are often vying for a home in PSWL due to a nice lifestyle in which to live and bring up young children.

It is also popular with pensioners for the slower pace of life and yet is still within a short journey of Central London if needed.

Some of the most expensive properties in PSWL London are situated on the River Thames.

A number of the most exclusive properties on the River Thames have beautiful riverside views and a few have rare gardens that back onto the Thames itself.

Over the course of the past decade, areas such as Clapham and Battersea have enjoyed increases in selling prices as well as popularity when home buyers were been effectively priced out of other areas closer to Central London or more historically established areas of PSWL such as Richmond and Wimbledon.

Areas to watch in terms of becoming truly ‘prime’ areas include:

Streatham,

Stockwell,

Brixton,

Raynes Park,

Southfields.

A flat sold on Regents Bridge Gardens in Stockwell for £3,225,000 in 2015 (when it had previously sold for £485,000 in 1996!)…

These are huge price increases from where sold prices were circa 20/ 30 years ago…

Gentrification has played a large part in recent years as well as value for money at the time or these areas simply being areas that were affordable at the time.

One my favourite roads in all of London is The Green in Richmond.

The three most expensive properties to be sold on The Green were in 2015, 2017 and 2019 for £6,175,000 and £6,900,000 and £8,500,000 which puts those properties at a price per sq ft of £1,228 and above.

When you compare this price per sq ft to Prime Central London (PCL) it is easy to see why home buyers are looking to buy a home in PSWL if it fits their intended lifestyle.
