Living In The Boltons, SW10

Many flats, houses and homes in Prime London are not actually lived in for the vast majority of the year.

This genuinely upsets me…

I feel that properties are there to be lived in.

Whether that’s as the homeowner or as a renter.

Properties are there to be lived in!

London is one of the greatest cities in the world, if not the greatest city in the world for what it offers…

Some people don’t like London…

That’s more than understandable…

But for those that do like London, including myself, there are a few addresses that make your heart race with excitement…

For some people it might be a flat in Mount Street in Mayfair.

For some people it might be a flat in Eaton Square in Belgravia.

For some people it might be a house in Redington Road in Hampstead.

For some people it might be a house in The Boltons, SW10.

The Boltons is a beautifully unique pair of streets because they are properties that are often actually lived in.

They are dream houses for those who want to base themselves in SW10 and are not merely used as constant holiday homes.

The Boltons is divided into two crescents, with a large communal garden and St Mary’s Church in the centre of the two crescents.

Buyers historically were from Western Europe and in particular the UK, but the area as a whole and in particular these two crescents have been popular the world over for the past few decades due to their location and the properties that are on offer.

The western side of the crescents is arguably the preferred crescent due to the fact that the houses typically have larger gardens and also allow for evening light, therefore allowing residents to make the most of their gardens.

Over the course of the last 12 months, 32 houses sold in SW10. The average sale price of these properties was £3,843,156.

The current average value for the area as a whole is £1,278,304.

Over the course of the past decade, the peak completion month in terms of sales has been September, with an average of 30 sales per year.

There are a total of 10,896 properties in SW10 and the population of the area is 15,939.

The most common age group of locals in the area is 26-35 years old.

The most recent recorded sale (the majority of properties on The Boltons are sold off-market) was a 7 bedroom house 10,300+ sq ft house which sold for a touch over £37,700,000 (£37,720,000 to be exact!)…

At £3,796 per sq ft I think this is actually remarkably good value for money when you compare the prices of some flats that have been purchased over the course of the last decade.

This is the first time that this particular house had sold for 21 years and it will more than likely stay in the current family for decades to come…

If you ever find yourself in the SW10 area, or indeed nearby SW5, please do walk around The Boltons conservation area as a whole.

It is truly magnificent…
